South End is the densest place we build. Between the Rail Trail and South Boulevard the lots are narrow, frequently zero-lot-line, and the outdoor space behind a townhome may be twelve by twenty feet in total. That constraint drives the entire design — every inch of railing, stair run, and built-in bench has to earn its place, and a layout that works in Ballantyne simply will not fit here.

The housing is split between new-construction townhomes from the last fifteen years and converted early-1900s mill and warehouse buildings around Camden Road and Atherton. Attaching a new structure to hundred-year-old brick is a different problem from ledgering into modern framing, and on the older buildings it often means a freestanding deck carried on its own posts rather than a ledger connection to the wall.

Nearly every South End townhome sits under an HOA, and in many buildings the exterior envelope is common property rather than yours. We put the submittal package together for the board and confirm what you are permitted to attach to before we quote the work. That conversation is worth having early here more than anywhere else in Charlotte — it can change the structure from attached to freestanding.

Shade is the other constant. With four-story buildings on either side, a South End yard can sit in shadow for most of the day, which shifts the material conversation toward lighter composite tones and better airflow under the frame. It also puts more weight on lighting design, because evening is when these spaces actually get used.
