Mooresville sits on the east shore of Lake Norman, and the lakefront lots here — The Point, the Brawley School Road peninsula, Curtis Pond — are the reason most of our Iredell County calls come in. These yards fall steeply toward the water, so the deck is rarely a single level. It is a sequence: a main level off the house, a landing, a stair run, and frequently a lower platform near the shoreline or the path down to a dock.

Elevation is the engineering problem on these lots. A fourteen-foot drop from the back door to grade changes footing depth, post sizing, and railing requirements, and it makes the framing underneath the deck as visible as the surface on top of it. Away from the shoreline, Mooresville is a fast-growing suburban town. The subdivisions around Langtree and the corridors off Highway 150 sit on flatter ground, where the work is a straightforward deck, pergola, or covered patio. It is a completely different build from the lakefront projects, on the same side of the same lake, and we quote them differently.

Permitting runs through the Town of Mooresville and Iredell County rather than Charlotte-Mecklenburg, with its own submittal requirements and inspection schedule. Lakefront work can additionally fall under Duke Energy shoreline management rules depending on how close the structure sits to the water line — worth confirming during design rather than after the drawings are done.
