South Charlotte is the stretch below Highway 51 — Piper Glen, Quail Hollow, Blakeney, Ardrey Kell — built out mostly between the mid-1980s and the mid-2000s. The decks that came with those houses are now twenty to forty years old, and replacement is the most common call we get from this part of town: same footprint, upgraded framing, composite surface, metal railing that does not need refinishing every other summer.

Terrain is what separates South Charlotte from the flatter subdivisions further out. Lots off Providence Road and Rea Road drop away toward creek beds and tree lines, so many of these builds are elevated — eight to fourteen feet of exposed framing, a full staircase run to grade, and often dry space or a patio underneath. That changes footing design, post sizing, and how the permit gets reviewed.

Several South Charlotte neighborhoods back onto McMullen Creek, Four Mile Creek, and the greenway system, which brings post-construction stream buffer rules into play. If part of your yard falls inside one of those buffers, where the footings can go is a setback, not a design preference. We check it before drawing anything, because discovering it at inspection is an expensive way to find out.

The other steady request here is a covered or screened section rather than a fully open deck. Afternoon sun on a west-facing South Charlotte back yard is punishing from June through September, so we often build a deck with a roofed portion nearest the house and open rail beyond it, or set a louvered pergola over the seating end so the shade can be adjusted through the day.
